Big Fish Building Consultancy are experienced in providing specialist Independent Monitoring Surveyor advice to clients on existing buildings and new-build development projects.

Independent Monitoring Surveyors are also known as Bank Monitors, Project Monitoring Surveyors or Development Monitoring Surveyors.

Our clients range from investors, financial institutions, occupiers and similar clients and we are able to provide a personal service to small or large institutions.

In order to protect their interests, a client should seek independent advice from a specialist Independent Monitoring Surveyor prior to agreeing contract terms or advancing money on a project. The Monitoring Surveyor will identify and advise on risks associated with a project.

Some of the key areas we consider when monitoring projects including the following: cost, procurement, programme, pre-contract team, post contract team (including contractor), professional consultants, collateral warranties, new homes warranties, insurance, planning, building regulations and health and safety / CDM 2015.

Initially, we undertake an inspection of the site and meet with the developer and / or contractor to discuss the project. We then liaise with the developer and request detailed information on the project and once we have received the documentation, we undertake a detailed assessment of the issues affecting the development and provide the client with a Development Appraisal Report.

Once the project commences we are 'the eyes and ears' for the client. We undertake the subsequent monitoring role including attendance at progress meetings / inspections, verify valuations with the developer and / or the contractor, assess risks associated with the project and subsequently prepare and submit progress / drawdown reports.
